ABOUT

The Newton Gateway development in Stornoway is a regeneration project aimed at revitalizing the Newton area of the town, located in the Outer Hebrides of Scotland. It’s a key driver in part of a broader effort to transform vacant and derelict land in the Newton Industrial area into a hub for economic and community growth. The development focuses on creating modern commercial facilities, improving infrastructure, and fostering opportunities for both new and existing businesses in the Western Isles.

 

The development is seen as a way to boost the local economy by creating and safeguarding jobs, while also making use of a previously disused site, bringing it into purposeful use by providing new serviced sites of varying sizes for both new and existing businesses in the Western Isles, as well as incorporating a new business park which will contain modern purpose built commercial units of varying sizes available for rental as turn-key solutions, this is currently in the planning phase with construction aimed for 2026.

Newton Gateway is designed to encourage private sector investment, support small and medium-sized businesses and offer a great deal of new opportunities for business in the Outer Hebrides where there is currently a lack of quality business accommodation to meet the demand. This development will form a robust commercial zone, facilitating necessary growth for existing businesses and encouraging new businesses.

 

Our aim is to create a business ‘neighbourhood’ within Stornoway with a strong sense of place, integrating and injecting new life into the surrounding area. Each site can be tailored to suit individual businesses needs be they large or small.

 

The development is in a prime location in close proximity to the sea and air ports, with direct access to the main arterial roads of the island.

The project has also received grant funding from Scottish Government under the Regeneration Capital Grant Fund scheme which is administered locally by Comhairle Nan Eilean Siar.

THE DEVELOPMENT

The development will is divided into serviced plots of varying sizes, ready to occupy and build on, to suit a wide range of businesses. Plots range from large to smaller plots.

 

At this stage of the development, it is still possible to be flexible with the site sizes. For instance sites could be combined to create larger sites able to accommodate larger buildings etc, depending on what suits your needs.

 

Similarly there is also different options available in terms of development and letting arrangements. Sites can be taken as serviced plots for ground rent, or potentially with the site developed for you as a turn-key solution.

A Multi-Unit Business Park which will contain a number of modern purpose built commercial units of varying sizes available for rental as turn-key solutions is also to be constructed. This is currently in the planning phase with construction aimed for 2026. See our news section for updates on the developments progress.
